Plot Allotment and Ownership

The plot allotment will be conducted in compliance with local laws and regulations governing real estate transactions in Vrindavan.

All plot purchases are subject to verification of clear and marketable title by the buyer or their legal representative.

The ownership of the plot will be transferred to the buyer only after full payment of the agreed-upon purchase price and completion of necessary legal formalities.

Payment Terms

The buyer is required to pay a booking amount, which is non-refundable unless otherwise stated.

The remaining payment should be made in accordance with the agreed payment plan, which may include an upfront full payment or installments as per the contract.

All payments must be completed within the stipulated time frame. Failure to make timely payments may result in penalties, interest, or cancellation of the booking.

Registration and Stamp Duty

The buyer is responsible for bearing all costs associated with property registration, including stamp duty, registration fees, and legal charges.

The plot will only be registered in the buyer’s name once all dues and charges have been cleared, and the title is confirmed.

Plot Possession

Possession of the plot will be handed over to the buyer upon completion of the registration process and receipt of full payment.

In the event of any delay in possession, the developer or seller will notify the buyer, but they will not be held responsible for delays caused by unforeseen circumstances or legal issues.

Compliance with Building Regulations

The buyer must adhere to all local building and land use regulations prescribed by the Vrindavan Development Authority or relevant municipal body.

Any construction on the plot should comply with the approved building plan, and no unauthorized structures may be built.

Cancellation Policy

If the buyer wishes to cancel the booking of the plot, they must submit a formal cancellation request in writing.

Any refund on the cancellation will be subject to the terms outlined in the agreement, and the booking amount may be forfeited depending on the circumstances of the cancellation.

The seller reserves the right to cancel the booking if the buyer fails to comply with the payment terms or other contractual obligations.

Transfer of Ownership

Ownership transfer to a third party is allowed after possession and full payment, subject to the seller’s approval and payment of transfer fees.

Both the buyer and the transferee must complete all legal and administrative formalities required for transferring ownership.

Infrastructure and Amenities

Basic infrastructure like access roads, electricity, water supply, and sewage systems will be provided by the developer as per the agreement.

Any delay in the provision of these services will be communicated to the buyer, but the seller is not liable for delays caused by external factors beyond their control.

Dispute Resolution

In the event of any disputes arising between the buyer and seller regarding the plot purchase, both parties agree to resolve such disputes through negotiation or mediation.

If the dispute cannot be resolved amicably, it will be referred to the local court of Vrindavan for legal resolution.

Changes in Terms

The seller reserves the right to amend these terms and conditions at any time, provided such changes are communicated to the buyer in writing.

Buyers are encouraged to review the terms and conditions periodically for any updates or modifications.

Legal Compliance

The buyer must ensure compliance with all local laws and regulations during the purchase, registration, and development of the plot.

Any legal violations or disputes arising due to non-compliance by the buyer will be the sole responsibility of the buyer.
